Welcome to Elorah Homes (“we,” “us,” or “our”). These Terms and Conditions (“Terms”) govern your use of our website (www.elorahhomes.com), booking services, and shortlet apartments in Lagos. By accessing our site, making a booking, or using our services, you agree to these Terms. If you don’t agree, please do not use our services.

1. Booking and Payments

All bookings are subject to availability and our approval.
Full payment is required at booking via secure methods (e.g., card, bank transfer, or mobile money). A 20% deposit secures provisional bookings, with the balance due 48 hours before check-in.
Prices include utilities, cleaning, and Wi-Fi unless stated otherwise. Extra services (e.g., airport pickup) incur additional fees.
Cancellations: Full refund if 7+ days before check-in; 50% refund if 3-6 days; no refund within 48 hours. Force majeure events (e.g., pandemics) may qualify for credits.

2. Guest Responsibilities

Guests must be 18+ and provide valid ID (e.g., passport, NIN, or driver’s license) at check-in.
No smoking, pets, or unauthorized parties. Maximum occupancy per listing applies.
Report damages or issues within 24 hours. You agree to pay for any damages caused, up to the security deposit (typically ₦50,000).
Respect neighbors and property rules. Violations may lead to early termination without refund.

3. Our Obligations

Properties are cleaned and inspected before arrival.
We provide 24/7 support via WhatsApp or email. Maintenance issues are addressed within 4 hours for emergencies.
Listings are accurate as of posting, but we reserve the right to change properties if unavailable.

4. Liability and Insurance

We are not liable for personal injury, loss of belongings, or third-party actions unless due to our gross negligence.
Guests should have travel insurance. Properties have basic insurance; report claims immediately.

5. Termination and Refunds

We may cancel bookings for policy breaches or safety reasons, with pro-rated refunds where applicable.
No refunds for early departures or no-shows.

6. Governing Law

These Terms are governed by Nigerian law. Disputes will be resolved in Lagos courts or via arbitration under the Lagos Multi-Door Courthouse.

7. Changes to Terms

We may update these Terms. Continued use after changes means acceptance.
